Project Information
We recently wrapped up a mezzanine floor project in Molendinar — a 47-square-metre build. This mezzanine was the first stage of a bigger office fit-out, so we built it to the National Construction Code (NCC) & Australian standards, ready for the next phase of their project.
We supported the client through the entire council approval and certification process, making sure everything ticked the right boxes — including providing an engineering certificate (Form 15) for the structure. Although the process of going through the Council approval process (including building certification) can add more time to the project waiting for the paperwork to go though, this client decided the wait (and extra cost) was worth it as it added square meterage to the title of his asset, which will increase the overall sell or lettable size (and price) of the warehouse.
The mezzanine itself was designed for use as an office, with a load capacity of 3 kPa, finished with 21mm plywood flooring sheets over joists at 400mm centres. The fit out included a staircase designed to AS1428 with 1000mm enclosed checker plate treads, balustrades and continuous top rails with J returns top and bottom. Once the rest of the build is complete we will return and install nosings and tactile indicators for compliance. As they are building walls to enclose it as an office, no handrail was required.
Visually, the mezzanine has a clean industrial look — galvanised finish on the joists and handrail pipe, with powder-coated black handrail posts, stringers, and mezzanine posts to tie everything together.
Installation was smooth and efficient, completed in just two days. The client provided a scissor lift, forklift, and we provided a skip bin to ensure the site was clean at all times.
With a lead time of around four weeks from order to installation, we’re excited to see the next stage of the fit-out come to life — transforming this new mezzanine space into a functional office.
